We are seeking an experienced Commercial Property Manager<\/strong> to oversee a diverse portfolio of commercial and industrial properties in Trois-Rivi\u00e8res. This leadership role focuses on maintaining asset value, ensuring operational efficiency, and delivering exceptional tenant experiences. The position involves strategic planning, financial oversight, and coordination with internal teams and external service providers to keep properties safe, profitable, and market-ready.<\/p>\n\n\n\n

Key Responsibilities:<\/strong><\/strong><\/p>\n\n\n\n

\u2022 Manage day-to-day operations across multiple commercial and industrial sites
\u2022 Oversee tenant improvements, maintenance, and repair projects in line with lease agreements
\u2022 Inspect properties at lease turnover and manage security deposit reconciliations
\u2022 Negotiate and monitor service contracts for cleaning, landscaping, waste removal, and routine maintenance
\u2022 Prepare and manage operating and capital budgets; track expenses and analyze financial performance
\u2022 Coordinate major renovations and ensure compliance with building codes and safety regulations
\u2022 Respond promptly to tenant requests and resolve issues efficiently
\u2022 Lead and motivate teams including maintenance, construction, and janitorial staff
\u2022 Ensure adherence to provincial regulations and risk management standards<\/p>\n\n\n\n

Qualifications:<\/strong><\/strong><\/p>\n\n\n\n

\u2022 Bachelor\u2019s degree in Business Administration, Property Management, or related field (MBA or advanced certifications are assets)
\u2022 7\u201310 years of experience in commercial\/industrial property management
\u2022 Strong knowledge of Qu\u00e9bec real estate market and leasing laws
\u2022 Expertise in budgeting, financial analysis, and ROI evaluation
\u2022 Familiarity with mechanical, electrical, and HVAC systems
\u2022 Excellent leadership, negotiation, and organizational skills
\u2022 Advanced proficiency in Microsoft Office; experience with Yardi or similar systems
\u2022 Fluent in French (written and spoken) & functional English<\/p>\n\n\n\n
