Commercial Property Manager

Job Description

We are seeking an experienced Commercial Property Manager to oversee a diverse portfolio of commercial and industrial properties in Trois-Rivières. This leadership role focuses on maintaining asset value, ensuring operational efficiency, and delivering exceptional tenant experiences. The position involves strategic planning, financial oversight, and coordination with internal teams and external service providers to keep properties safe, profitable, and market-ready.

Key Responsibilities:

• Manage day-to-day operations across multiple commercial and industrial sites
• Oversee tenant improvements, maintenance, and repair projects in line with lease agreements
• Inspect properties at lease turnover and manage security deposit reconciliations
• Negotiate and monitor service contracts for cleaning, landscaping, waste removal, and routine maintenance
• Prepare and manage operating and capital budgets; track expenses and analyze financial performance
• Coordinate major renovations and ensure compliance with building codes and safety regulations
• Respond promptly to tenant requests and resolve issues efficiently
• Lead and motivate teams including maintenance, construction, and janitorial staff
• Ensure adherence to provincial regulations and risk management standards

Qualifications:

• Bachelor’s degree in Business Administration, Property Management, or related field (MBA or advanced certifications are assets)
• 7–10 years of experience in commercial/industrial property management
• Strong knowledge of Québec real estate market and leasing laws
• Expertise in budgeting, financial analysis, and ROI evaluation
• Familiarity with mechanical, electrical, and HVAC systems
• Excellent leadership, negotiation, and organizational skills
• Advanced proficiency in Microsoft Office; experience with Yardi or similar systems
• Fluent in French (written and spoken) & functional English
